The main purpose of the due diligence is to carry out an analysis of the feasibility of the real estate transaction before making the investment. This leads us to consider certain aspects such as:

  • Property history: a journey back in time to the origins of the property; checking that the current dimensions have remained the same since then, or whether the property has been merged or subdivided; analyzing the methods of acquiring the property over the years.
  • Property analysis: confirm that all required tax payments are up to date.

  • Free of charges: ensure that the property is unencumbered; that there are no foreclosures, debts, credits or constraints in play.
  • Current owner: confirm that the person with whom you are negotiating is indeed the rightful owner. In the case of co-ownership, ensure that you are dealing with the right representative and that the consent of the other owners has been obtained, or that the legal entity accredits it in the same terms.
  • Property nomenclature: check that the measurements and limits of the property shown on the deed correspond to those of the municipality; ensure that there are no discrepancies and/or modifications to the property.
